We produce a first Floor plan layout and front view (façade or Elevation) per a design based on your specifications or PROGRAM. We achieve a savings from conventional arrangements by conducting the entire process through electronic means and post delivery, saving time in meetings, travel expenses, etc. The quality of the work is first rate for a Period Style house that includes all ‘traditional’ and most ‘contemporary’ designs. Only avant garde work is not possible in this manner, since the parameters are difficult and communications more intense.

There are two components of the essential home design that will be created for you. The SCHEMATIC FLOOR PLAN design and PRELIMINARY ELEVATION constitutes the first phase of the normal architectural design process. You may use the plan for study, estimating, or further development into CONSTRUCTION DOCUMENTS with the same architect or enlist the aid of a local design professional or drafting service. This service allows you to test the feasibility of a particular design either on a real lot or to find out exactly how large a home must be to satisfy all your space needs for example, without committing to complete architectural services. You can try multiple schemes or floor layouts with different themes before committing to the ELEVATION. Then, you might try changing styles and features, such as materials, roofline, proportions, etc. until you find the perfect one to suit your taste. Our turnaround time to design the first FLOOR PLAN is *24 business hours (or three consecutive working days) for projects up to 5,000 square feet, after receiving your PROGRAM information!

You will initially fill out a free Questionnaire (download it for your convenience) to establish your PROGRAM and return via fax, e-mail, or post with any other materials, such as legal description, covenants (if applicable), cut sheets and photos of home exteriors, plans, interior design, etc.

STEP 1. By downloading a simple questionnaire from this web site, free to use whether or not you continue with our services, you will answer basic questions necessary to develop the PROGRAM, that is, your specific needs, style of house and space requirements. (An optional comprehensive Dream Home Design Questionnaire is available). You do not have to have a lot purchased at this time, although you may include restrictions on total area, width and length of the footprint in anticipation of building on a particular lot. You should have a maximum or minimum overall area (measured in square feet or meters) in mind in order to calculate the fee for professional services; go to Fee Schedule to review fee per size of home contemplated.  The PROGRAM (questionnaire) is then submitted to the architect for evaluation. He may require additional information, and will notify you promptly, in order to proceed with a first SCHEMATIC FLOOR PLAN. 

STEP 2. After preparing the FLOOR PLAN and sending it to you (the 'CLIENT') for evaluation via e-mail or fax, you may then submit comments and corrections in return for a Second SCHEMATIC FLOOR PLAN, free of charge. Further modifications after this point may be requested at additional cost (see Fee Schedule). When you are satisfied with the SCHEMATIC FLOOR PLAN the architect will prepare the PRELIMINARY ELEVATION.

STEP 3. In your initial PROGRAM, you have indicated what style you wish to have. The architect has kept in mind the specific look of the house as he has developed the FLOOR PLAN. You will receive via post or fax two copies of a First PRELIMINARY ELEVATION for your approval. You may mark up and include comments for any revisions (if necessary), per original PROGRAM requirements, from which the Architect will produce a Second free PRELIMINARY ELEVATION. Further modifications or change in style or scope due to client initiated PROGRAM changes will entail additional cost (see Fee Schedule).
